The Greater Nottingham Housing Needs Assessment 2021 report contains:

  • A description of local housing markets.
  • The number of new homes needed.
  • The number, type and tenure (for example to rent or buy) of affordable homes needed.
  • The need for housing for Older People and Disabled People.
  • The appropriate mix of housing.
  • A comment on privately rented housing

Gypsy and Traveller Accommodation Assessment

The Council is required to carry out assessments of the future accommodation needs of Gypsies and Travellers.

The Nottinghamshire Gypsy and Traveller Accommodation Assessment (GTAA) 2021 does not highlight a requirement for specific sites in Erewash but has recommendations regarding unauthorised encampments

Private Sector Housing Stock Condition Report

A desktop survey identified and assessed the condition of private sector housing (private rented and owner-occupied) in Erewash.

For each private sector home in the borough, the survey estimated whether it was likely:

  • to be of an acceptable standard of health, safety and energy efficiency (“decent” or “non-decent”)
  • to have faults which could cause serious harm or ill-health (a “Housing Health and Safety Rating System (HHSRS) category 1 hazard”)
The findings included:
  • The type/tenure and age of homes
  • The number of people living in homes which are: - cold and damp; lack modern facilities; are in disrepair; are unsafe; may cause trips and falls; are difficult to warm/keep warm
  • Cost to improve homes

Housing and Health Joint Needs Assessment:

The Council’s Housing Strategy Officer and an external health and housing expert, carried a Housing and Health Joint Needs Assessment (HHJNA) for Derbyshire in 2016.

The report contains:

  • Information about the scale and nature of the ‘homes and health relationship’ to help inform improvements.
  • An understanding of national and local policies as they relate to homes and health, and how this could be changed to achieve better outcomes.
  • Knowledge of ‘what works’ that is relevant to Derbyshire’s communities, drawing on best practice and evidence from elsewhere in the country.

Disabled People's Housing Needs Study

The Disabled People's Housing Needs Research 2012 for a group of Derbyshire and Nottinghamshire local authorities looked at the housing needs of people with physical disabilities.

The research identified current shortfall and future need for suitable accommodation, and examined different ways to meet these needs in a deliverable and cost effective way.
The research focused on the physical structure and facilities of a home, rather than the care and support issues.

A further Issues Paper in Spring 2013 highlighted changed legislation and emerging legislation, policy and other information at that time.

Older Person's Housing Needs Study

 A Strategic Approach to Older Persons' Accommodation for Nottinghamshire and Erewash was carried out in 2011. This included surveys and discussions with older people in the area.

The study outlines the need and demand for types and tenures of homes, and issues to be addressed to best meet the range of housing needs of older people.

More recent research on the needs of Older People has been carried out by Derbyshire County Council.
