Electrical regulations for private rented homes

The government has introduced regulations requiring landlords to have the electrical installations in their properties inspected and tested at least every five years. Landlords will have to provide a copy of the electrical safety report to their tenants, and to the Council if requested.

These regulations make changes to The Energy Efficiency (Private Rented Property) (England and Wales) Regulations 2015 which introduced measures to improve the energy efficiency of private rented property.

The regulations came into force 1 June 2020. It applied to new tenancies from 1 July 2020 and existing tenancies from 1 April 2021.

The Council values the contributions made by good landlords and these regulations mean that all landlords have to do what good landlords already do by making sure the electrical installations in their rental properties are safe.
