Housing standards and enforcement

Disrepair in private sector rented accommodation

The Housing Renewal Team carry out inspections of privately rented properties to ensure that they meet acceptable standards.

A landlord has a duty to ensure that accommodation is free from deficiencies which may pose a risk to the health and safety of the occupants.

If a tenant identifies a defect within their home they should contact their landlord and try to negotiate the repair work without involving the council.

If the landlord fails to respond within a reasonable period of time, they should then make contact with the Housing Renewal Team.

The enforcement officer will carry out an inspection of the property using the Housing Health and Safety Rating System (HHSRS) to evaluate the potential risks to health and safety from any deficiencies identified.

The officer will then consider the best course of action to remedy any defects.
