Property management and maintenance

The land and property team manage all of our assets in terms of buildings and land. Built assets exceed more than 70 individual buildings and includes the statutory listed town halls at both Ilkeston and Long Eaton.

Management

The team are responsible for:

advising all council departments on property ownership issues such as value, lettings to third parties, boundary disputes, service relocation, lease renewals, service charges and ratings issues
assessing insurance and capital valuations
property acquisitions and disposals ensuring that the council receives best value for it’s property
achieving optimum use of all council property
undertaking rent reviews and lease renewals
maximising income from property assets

Maintenance

The team are responsible for:

Reactive maintenance – breakdown and vandalism repairs
Plant and equipment servicing to meet statutory requirements including gas, heating, electrical, water systems and portable appliances
Planned maintenance such as window repairs/replacement, structural repairs, decoration, re-roofing, new heating systems etc.
Condition surveys
Asbestos management – Land & property hold and regularly update the councils asbestos register
Alterations and refurbishments including feasibility studies, design, specification and procurement
