Nottingham Core HMA - SHLAA and Sustainable Urban Extension Study

Nottingham Core HMA Strategic Housing Land Availability Assessment 

Over the last six months, we have comprehensively assessed 352 sites located across the Borough to consider each one’s potential for residential development. This process has involved all other Councils that together comprise the Nottingham Core Housing Market Area, which in total has seen 2,192 sites assessed across the geographical area covered by the study (see below for full list of Councils involved).

We have a statutory duty to produce a SHLAA study to assess where possible future housing land is located and how much housing land possibly exists.

Of the 352 sites assessed, 159 sites have a current planning permission, 28 sites were submitted through the ‘call for sites’ process (a process where we publicly asked a wide range of interested stakeholders to provide us with sites to assess for their housing potential) in October 2007, whilst 165 sites came from a variety of other sources.

We have now reached a stage where we are in a position to present the assessment work which we have carried out, and publish a Draft SHLAA document. From Monday 10th November until Monday 8th December, we are giving all interested consultees an opportunity to review the sites assessed within Erewash. This will be your chance to view the details we have for individual sites that we have used to determine their suitability for possible future housing land. Should you feel that there are details which have been overlooked or where you can help provide us with information currently missing on a particular matter, we would welcome your comments/additions to the contact details below.

It must be noted however, that the SHLAA study is in no way is a document that will formally allocate land for housing needs. This process will be carried out through the ongoing production of the Erewash Local Development Framework (LDF) and will be the subject of much wider and extensive public consultation/engagement over the next several years. The SHLAA does not have a remit to allocate land, and is simply a document which helps us to understand how much potential for housing land there is in our Borough and also clarifies where possible opportunities for growth, both on a small and large-scale, exist.

Greater Nottingham Sustainable Urban Extension Study

A report published on the 30th June outlines the areas where new sustainable communities could be built around Greater Nottingham*. The production of the report, known as a Sustainable Urban Extension Study (SUES) is a requirement of Government, so the Council can start to identify areas where housing and other complementary land uses could be built over the next 25 years.

In the Greater Nottingham area, which for planning purposes includes Erewash Borough, local councils need to provide for around 60,000 new homes across the conurbation up until 2026, although the exact numbers are not yet confirmed. The study forms part of the Strategic Housing Land Availability Assessment (SHLAA) which is still being progressed and is anticipated to be completed by September 2008.

The release of the Final Report will represent a continued commitment by all local councils involved in the Nottingham Core Housing Market Area (HMA) to work together to ensure that the need for new housing is addressed across the conurbation.
