Welcome to Erewash

Scenes from the borough of Erewash

  ...driving for success

Development Planning

The Planning Section is responsible for managing and regulating new development throughout the Borough.

Its purpose is to ensure that land is used in the most efficient way, in order to encourage economic growth, while protecting the Borough's amenities and environment, both now and for the future.

The Planning Section manages the use of land, by drawing up the Local Development Framework, to identify where and how new building should be developed, and by making recommendations on applications for planning in accordance with the Local Plan, the Derby and Derbyshire Joint Structure Plan, the Regional Spatial Strategy and national planning guidance.

You may need to contact the Planning section for advice if you are thinking about applying for planning permission (required for most new development), if you want to comment on a planning application, if you are concerned that building is taking place without permission or generally, if you are interested in the future development of the Borough. Guidance on how to make a planning application and the process for determination of applications can be found in the Microsoft Word Guidance Note.

The Council has adopted the Building For Life Standards as a material planning consideration in determining planning applications for 10 or more residential properties. The Council will use the standards as a design tool for assessing major proposals and they compliment the Council's objectives of seeking high quality design in new development. Applicants for planning permission for schemes of 10 or more dwellings will be expected to include an assessment of how their proposals meet these standards as part of their Design & Access Statements submitted with their application.

The Building for Life Guidance can be viewed in the link and the relevant committee report can be viewed below:

Should you have any queries about development within the Borough, or how and when to apply for planning permission, please do not hesitate to contact one of our officers.
